Tenant Handbook
GENERAL INFORMATION
These moving guidelines have been developed to ensure a safe and efficient move for you and your organization. Following these guidelines will expedite your move and protect the people handling the move as well as your property and the Building itself. These guidelines are in no way meant to hamper or restrict your moving process, but rather to safeguard the elements involved in the process.
-
Notify the Management Office as soon as possible as to the date and time of your scheduled move. All moving arrangements must be coordinated with and approved by the Property Manager. All moves will be scheduled on a first come, first served, basis. The Property Moving Authorization form must be completed and sent back to the Property Manager by no later than ten (10) days prior to your move to reserve your move date.
-
Moving in and out of the building is permitted after 5:30 p.m. on Monday through Friday or 7 a.m. to 5 p.m. on Saturday and Sunday.
-
We require that someone from your company oversee the movers at all times and that proper protection devices be used to prevent damage to the building walls, floors, elevators, etc. The building will provide pads to protect the designated elevator. No other elevator shall be used.
-
“You are required to engage a reputable moving company and provide your moving sales representative’s name, the moving company address and Certificate of Insurance evidencing a minimum of:
- General Liability: $1,000,000 Per Occurrence/ $2,000,000 Aggregate
- Umbrella Liability: $1,000,000 Per Occurrence/ $2,000,000 Aggregate
- Auto Liability: $1,000,000 Combined Single Limit
- Workers' Compensation Insurance
It may be helpful to provide the moving company with a copy of these guidelines. The moving contractor must provide a Certificate of Insurance at least 10 days prior to the move that lists Houston Laureate Associates, LTD., Levering & Co., Inc. and Transwestern Property Company SW GP L.P. d/b/a Transwestern. We suggest that you secure a Certificate of Insurance for your firm as well.”
-
The moving contractor and tenant will be responsible for any damage to the Building incurred during the move. To avoid unnecessary damage: Pad or otherwise protect all entrances, doorways, and walls affected by the move. Cover all floors traversed during the move with appropriate material.
-
Your moving contractor and tenant must report any electrical problems or equipment breakdowns that occur during the move which may affect Building operation. They are also responsible for removing all trash and bulky packing cartons.
-
The janitorial crew is not equipped to handle the volume of trash created during a move. Therefore, please make arrangements to break down your own moving boxes and have your moving company return to the Building to remove them from the premises. Most boxes are reusable and most moving companies are happy to get them back.
-
Our Building has a strict “No Smoking” policy. Moving crew members are not permitted to smoke in any area of the building near the building entrance.
- The Fire Marshall prohibits the blocking of any fire corridor, exit door, elevator, lobby, or hallway. Vehicles used for moving or deliveries are not to park in marked Fire Lanes
